In issue 3 of the 2026 edition of Actes pratiques & ingénierie immobilière, published by LexisNexis, Justine Gourret Wargny and Anne-Charlotte Fradin of 14 Pyramides Notaires examine a key issue in complex real estate transactions: the interaction between the French vente d’immeuble à rénover (VIR), a sale of a property to be renovated, and the vente en l’état futur d’achèvement (VEFA), a sale of property off-plan, within a single project.

These two legal frameworks are subject to distinct rules. Their coexistence within the same project raises specific questions relating to the completion of works, payment arrangements, applicable guarantees and the coordination of contractual obligations.
The analysis of these hybrid arrangements highlights the key issues that need to be addressed from the earliest stages of a project. Clearly defining each party’s obligations and carefully coordinating the contractual framework are essential to anticipating potential difficulties and helping ensure the transaction is legally secure.
This publication demonstrates 14 Pyramides Notaires’ expertise in structuring and securing complex real estate transactions, as well as its commitment to sharing legal analysis with industry professionals.
